A primary focus is acquiring properties below replacement value, including the redevelopment and reuse of existing structures.  Working with existing structures and formerly developed properties provides a unique opportunity to work in sought-after locations close to water bodies, urban centers, public transportation and other desirable amenities.  Existing structures offer exceptional architectural characteristics that would be financially impractical to construct today.
